A local team, not a national call centre

Preston is well inside our regular patch: around forty minutes from our Fylde Coast bases, covering every PR postcode including Fulwood, Ashton, Plungington, Deepdale and Penwortham.

Why Preston rentals are strong candidates

Preston's private rental market spans Victorian brick terraces, inter-war semis and a large student-let sector around the universities. Older brick stock assessed visually almost always carries assumed air-leakage defaults, and a verified measurement frequently outperforms them.

The mechanism is simple: wherever an EPC says "assumed", the assessor didn't measure, and the software applied a worst-case default. Under RdSAP 10 a verified air permeability test can replace that default, and where the building beats the assumption the score rises. For certificates in the mid-to-high D band, that is often the whole distance to a C.

Portfolio landlord? Send the full address list and we will pre-screen every certificate on the register before anything is booked, so you only pay where a C is realistic.

How it works

  • Free pre-screen. Send the address, we check the certificate on the national register and tell you honestly whether a C is realistic.
  • Measured test. Around two to three hours on site with Pulse equipment, ATTMA Level 1 accredited, tenants can stay in.
  • Corrected EPC lodged. A qualified Domestic Energy Assessor lodges the new certificate, valid for ten years. Only then is the £500 fee due.

Every private rented home in England and Wales needs an EPC C by 1 October 2030, and the assessment methodology gets stricter from 2027. The full details, guarantee wording and booking form are on our EPC C compliance service page.

Frequently asked questions

How much does the EPC C service cost in Preston?

£500 flat per property, no VAT, published up front. No deposit is taken and no invoice exists unless the corrected C-rated EPC is lodged on the national register.

Which properties qualify?

The strongest candidates sit in the mid-to-high D band, typically D63 to D68, with 'assumed' entries on the certificate. We pre-screen every address on the register before attending and only proceed where a C is realistic.

Does the test involve building work?

No. It is a measured air permeability test using Pulse equipment, around two to three hours on site, non-invasive, and tenants can stay in the property throughout.

How quickly can you attend in Preston?

We are based on the Fylde Coast with teams in Blackpool and Fleetwood, so local surveys are usually available within days. The corrected EPC is normally lodged within five to ten working days of the test.
